Chicago State University is stepping boldly into the future with University Village 95, a transformative mixed-use development that will reshape campus life and strengthen the South Side.
Planned along East 95th Street, the project will deliver:

Over 500 student housing beds

25,000 square feet of retail space

A long-term vision of a walkable “campus town” with green space, storefronts, and community amenities.
Why does it matter? CSU faces a shortage of student housing, with more than 90 students already on a waiting list and demand for up to 915 more beds. Nearly a third of students also expressed interest in family housing. University Village 95 answers that need while fueling broader neighborhood growth.
This project also aligns with major investments nearby: the $280 million Red Line station renovation, a $5.75 billion extension, Metra upgrades, Advocate Health’s $1 billion expansion, and the Illinois Quantum & Microelectronics Park. Together, these developments make the Far South Side one of Chicago’s most promising hubs for growth.
University Village 95 is more than a construction project—it’s a statement. It’s CSU opening a new front door, one that welcomes students, families, and neighbors into a shared vision for community vitality.
The first phase is expected to open in 2027, with developer proposals due this fall. For CSU, and for Chicago’s South Side, the future is rising.
